How to Select a Contractor

One of the most important elements to a successful project is making sure your contractor is a good fit for your commercial construction project. As the construction industry has slowed in Atlanta and Georgia, competition has increased, giving you more options than ever.

I’ve seen housing contractors start bidding commercial projects and large construction companies bid small projects they wouldn’t have considered a couple of years ago. So with all these options, how do owners pick the right person for their job?

Choosing by lowest bid may not yield the best contractor for the project. You may end up with someone who hasn’t worked on similar projects, which could end up costing you more.

Qualifications based evaluations seem to work the best because they are project specific. They allow you to see that the contractor has had recent experience working on similar projects and gives you access to the resumes of all the people who will be involved in the job to ensure they’re experienced, too. And of course, they show you whether the contractor is financially stable, which is something that is really important these days – you don’t want your commercial contractor filing for bankruptcy in the middle of your project.

Qualifications based evaluations also help you determine more subtle differences. If you’re planning a commercial building project, the types of subcontractors used might be different than if you’re planning a higher education project. Maybe the site needs to be cleaner, or the workers need to dress a certain way. If your contractor has worked on the same types of jobs as yours before, he or she will likely be familiar with those standards.

Finally, assuming experience is equal amongst your contractors, you can pick the company who is going to do the best possible job for you. It may be tempting to pick a huge, well-known commercial contractor, but are you going to be one little project amongst hundreds? Will you get enough personal attention? Are the same people going to be with the project from beginning to end?

The variables for picking a contractor are many. But with a qualifications based evaluation, you can rest assured whoever you pick knows how to build the kind of project you are contemplating.
